How do our house-buying programs work?

One of the first questions we get from home-sellers in the Lakeland area is, “How do your programs work?” We wanted to take this opportunity to describe our process. In essence, we look at houses as assets. We have two primary house-buying strategies or goals. One strategy involves the “quick-turning” of the property and the other strategy involves “long-term buy and hold.” We are generally able to formulate and present several offers to sellers since our goal is to be able to help people solve difficult real estate problems. Our goal is to provide multiple options to sellers.

Our “quick-turn” strategy often works best for properties that might be in need of significant repairs or renovations. We have purchased multiple properties in the Lakeland area, some in Winter Haven, Bartow, and other cities. When a property needs substantial renovations, this requires more capital, making our house-buying strategy better suited for short-term situations. We have purchased and renovated properties needing a wide range of renovations. Some have only needed new flooring, painting, appliances and other cosmetic improvements, while others have required new roofing, central heat and air conditioning and plumbing to name a few.

Our “long-term buy and hold” strategies normally work best for properties that only need either very little cosmetic improvements or virtually none.

We make our purchases with our own funds or with funding provided by our partners and do not rely on institutional financing. This is very important for sellers wanting to sell properties that need substantial repairs since most institutional financing requires the properties to be in good, repaired condition. There are, however, certain types of loans that allow home buyers to obtain financing and to borrow additional funds to do renovations. These are sometimes referred to as “renovation loans.” A very popular loan used by home buyers in the Lakeland area is the FHA 203k loan, which meets this particular need/market. This type of loan, as any other type of institutional loan, however, requires for the property to appraise above the purchase price. In other words, if the property is to be purchased for $100,000; for example, and it needs $10,000 in repairs, the appraised value would need to be $110,000 in order for the loan to be approved. There are other similar loan products in the market, of course.

By purchasing properties with cash, Realty Solutions Now is able to purchase your property without the financing and/or appraisal contingencies. Naturally, there are other issues that could come up when selling to buyers who are obtaining institutional financing. For example, a loan can be denied after 30 or more days in escrow due to borrower-related issues that cannot be resolved to the satisfaction of the lender.

We are professional real estate buyers. We are experts at renovating houses. We are also proficient at renting houses, which enables us to purchase houses for long holding periods. By employing these two strategies, we are often able to make several offers to sellers. We generally find that sellers are receptive to our offers as we provide different solutions. Naturally, we do not buy properties from all sellers with whom we meet and present offers. Sometimes our offers do not meet the need of some sellers. Our belief is that all of our transactions must be “win-wins.” We do not believer in “win-lose” situations. We live and work right here in Lakeland and have been in business since 2006. Lakeland is our hometown, where our children go to school, and where we plan to live for many, many years to come. He joined a well-known real estate brokerage in 2008, thus starting a successful career as a real estate agent. In 2011, Milton founded his own real estate company and now has three other agents working out of his office.

Real estate is, as some may say, the vehicle I have chosen to support my family and to achieve our goals. That being said, I love the feeling of transforming an otherwise neglected, bruised or significantly damaged home and making it beautiful, charming and functional. And the best part of it is to hear the compliments we get when home buyers come and see the renovated house and say the love it,” Milton says.

We consider ourselves entrepreneurs in that we take substantial risks by purchasing a house and renovating it with the expectation that we will resell it at fair market price and make a modest profit in the process. At the end, sellers get to sell the property at a price acceptable to them, not having to do any repairs, and not having to deal with financing. The neighborhood is improved along with the property, a happy new home owner gets a nice home, and we make a modest profit. We definitely think of it as a win-win.
